
Vanke's "Integrated Development" Takes Another Step

On July 2, Shenzhen Metro Group, Vanke Group, and KONE Group announced a collaboration to establish the KONE Elevator Greater Bay Area Smart Logistics Center. The project is directly located in the available space within the Shenzhen Metro vehicle depot, with Vanke's subsidiary, Vanke Logistics, providing warehousing and operational services for KONE.
This is another substantial action to deepen the "integrated development" between Shenzhen Metro and Vanke since they finalized their long-term rental apartment cooperation in April. The move aims to revitalize Shenzhen Metro's existing assets while expanding Vanke's logistics business landscape, as both parties work to build a multi-format composite urban service model.
The project site occupies a key transportation node, providing direct access to multiple core highways, including the Shenzhen-Zhongshan Channel, Jinggang'ao Expressway, and Shenhai Expressway, and can quickly connect to the Airport East Comprehensive Transportation Hub.
This cooperation fully integrates the resource advantages of both Shenzhen Metro and Vanke, relying on Shenzhen Metro Group's quality assets and leveraging Vanke Logistics' expertise in warehousing operations, smart warehousing, and supply chain solutions to provide comprehensive logistics solutions for KONE Group. This collaboration also marks another advancement in the integrated development between Shenzhen Metro and Vanke.
In fact, this year, Shenzhen Metro and Vanke have been actively exploring integrated development. In the second quarter of this year, Vanke's long-term rental business signed a framework agreement for leasing and operational cooperation with Shenzhen Metro Property Group, further deepening their integrated development in the housing rental sector. According to the agreement, Shenzhen Metro Property will leverage its rich project asset advantages in combination with Vanke's brand influence and operational strengths in the rental sector to collaborate on the operation of Shenzhen Metro projects suitable for long-term rental apartments. In addition, Shenzhen Metro and Vanke will also cooperate deeply in areas such as TOD comprehensive development, commercial operations, engineering construction, infrastructure operation and maintenance, and technological innovation.
Market analysis suggests that since the "integrated development" strategy was proposed in March this year, Shenzhen Metro and Vanke have successively launched cooperative projects in areas such as long-term rentals and logistics. This not only provides Vanke with new business opportunities but also demonstrates both parties' determination to promote integration and the strong support from major shareholders for Vanke, aiming to boost market confidence in Vanke's return to a healthy development track
